I created Accept/Decline to give my office a quick way to check applications when I was out of town.

I had two main goals:

1. To fill the vacancies as quickly as possible with qualified applicants.
2. To treat every applicant the same.
This web site accomplishes both. My management company has used this system for 17 years, and our rent collections have gone up while our losses from evictions and delinquent tenants have gone down. This system is for those people who are interested in treating their rental properties as a business, and making as much money as possible.

Accept/Decline revolves around the premise that with enough of a deposit, two tenants can become equal. The person with perfect credit who must give a $1,000 deposit can be equal to a person with little credit, but must give a $2,500 deposit.
